Home & Heart is operated by Navigate Japan Limited, founded by Kentaro Yonei — a second-generation Japanese New Zealander who has lived and worked across New Zealand, Japan, and the wider Asia-Pacific. Every division is built the same way: kept small on purpose, so the person who visits your property, quotes your job, or manages your tenancy is the same person you can call back.
That's also why every service here is genuinely bilingual. Contracts, reports, and conversations are available in Japanese as well as English — not translated after the fact, but handled directly, in whichever language suits you.

Estate and property clearance for deceased estates, downsizing, end-of-tenancy, and pre-sale clearing. Sorted, salvaged, and disposed of properly, with one quoted price and a choice of how the process feels — from a standard clearance to a ceremonial karakia farewell.
Full-service rental property management for owners who want a real person on the other end — especially owners based overseas or in Japan. Tenanting, compliance, maintenance coordination, and monthly reporting, handled directly and bilingually.
General property maintenance, cleaning, gardens, and small repairs — booked hourly, with the scope agreed in writing before anyone starts. Useful before a clearance, before a sale, or any time a property needs tidying up.
Where a valuable item turns up during a clearance — or on its own — we can sell it on your behalf instead of folding it into a clearance fee. You keep ownership until it sells, and receive half of what it actually makes.
